Arrange electrical surveys and certificates in Cardiff
A request for an electrical certificate can mean several different documents. You can use Trusted Electricians to describe the work to independent businesses serving Cardiff.
One free enquiry can help you receive up to four quotations. Availability and the type of work determine how many businesses respond. Four quotations are not guaranteed, and you do not have to accept a quote.
Understanding the work before you book
Survey and certificate work begins with identifying the question to be answered. A buyer may need an inspection, while a seller may simply need an existing record recovered. Installation certificates, condition reports and building-control records each document different things.
Reasons to request electrical surveys and certificates
- A solicitor has asked for documents relating to earlier electrical work
- You have lost an installation or Building Regulations compliance certificate
- A buyer needs a more detailed electrical inspection than a general building survey
- Past alterations appear to lack the records or approvals they should have had
Work to discuss with your Cardiff electrician
- Identify the work, its date, installer and the specific document requested
- Trace available copies or registration records before proposing new inspection work
- Agree the extent of a fresh survey or condition report if an assessment is needed
- Assess the relevant installation and describe any further access or repairs needed
- Provide the agreed report or records and clarify any separate building-control application
An EICR does not retrospectively turn unnotified work into notified work. Do not assume that another electrician can simply sign an installation certificate for an unknown earlier job. Where records cannot be recovered, ask the relevant building-control body what evidence or regularisation route is available; remedial work or opening up may be needed and acceptance is not guaranteed.
Preparing your enquiry
Copy the exact request from your solicitor, agent or insurer, and give the date and type of earlier work. Include the original installer’s details and any existing certificates. For a property transaction, discuss the proposed route with your solicitor before contacting authorities, as that can affect some indemnity insurance options.
Ask for the exact document name before booking a survey. A new condition report may be useful, but it does not replace every missing document.
Budgeting for the work
The site’s UK guide range for this service is £90–£450. This is not a measured average for Cardiff or a fixed offer. Confirm the total including VAT where applicable and check the agreed scope.
Record tracing, a visual survey and a detailed inspection are different scopes. Confirm which is being priced. A duplicate copy can be inexpensive, while investigation of undocumented alterations may involve testing, access work, separate repairs and authority fees.
Ask for extra work to be explained and authorised before it starts.
Regulations and paperwork for Cardiff properties
Ask who will inspect and test the work, which electrical certificate is included and who handles any building-control notification. Approved Document P for England explains England’s notification rules. Wales has its own Part P guidance; Scotland and Northern Ireland have different building standards arrangements. The job and its location determine the route, so agree it before work begins.
If the project needs local building-control advice, discuss the route before starting. Cardiff Council can help with local building-control enquiries or direct you to the relevant service. Ask what evidence is needed for missing records; a fresh EICR does not automatically regularise earlier work.
Compare the experience behind the price
Companies joining the network are asked to provide relevant insurance details and references. Before booking, check current insurance, relevant experience and registration for the work yourself. Electrical Safety First’s electrician register can help you check a business’s listed scope. A listing or introduction does not replace agreeing a written specification with your chosen electrician.
Compare the scope, excluded repairs and handover documents alongside the price.
Nearby places to include in your search
Use the property postcode so businesses can check travel time and coverage. Businesses may cover only part of Cardiff, depending on the work and travel involved.
Ask the business which neighbouring areas it covers before arranging a visit.
Before you arrange electrical surveys and certificates
Ask the business to confirm how these points apply to your property.
Questions homeowners ask
How can I trace an electrical certificate for a property in Cardiff?
Start with the original installer. For notified work, the installer’s registration scheme or the relevant building-control body may hold a record. An installation certificate and a Building Regulations compliance certificate are different documents, so ask for the one you need.
Can an EICR replace a missing compliance certificate?
No. An EICR describes the present condition of the fixed wiring within its scope. It does not prove that earlier work was notified or approved under Building Regulations. Ask your solicitor or building-control body what evidence is needed.
Can a different electrician sign off old work?
Do not assume this is possible. An electrician may inspect existing work and provide a condition report, but retrospective approval is a separate matter. Any recognised third-party certification route has its own conditions and must not be confused with buying a certificate after the event.
Does a document enquiry always need a full inspection?
No. If an existing record can be recovered, that may answer the query. If the condition of the installation needs assessing, agree the inspection scope and price before booking.
